What It Really Costs to Live on the Gulf Coast

Florida has no state income tax — that's the headline. But the real monthly cost of owning here depends on five line items most out-of-state buyers underestimate.

Property taxes & the Homestead Exemption

Sarasota and Manatee counties run roughly 0.9–1.2% of assessed value. Florida residents who file for Homestead Exemption can reduce taxable value by up to $50,000 and cap annual assessed-value increases at 3% (Save Our Homes).

Homeowner's insurance

This is the line that's changed most. Expect $2,500–$6,000+ annually depending on roof age, build year, and proximity to the coast. Newer Lakewood Ranch and Parrish builds insure dramatically lower than older coastal homes.

HOA and CDD fees

Master-planned communities often carry both an HOA (community amenities) and a CDD (bond paying off infrastructure). Combined, plan for $150–$600/month depending on the village.

Utilities and day-to-day

Electric runs higher in summer (AC), but no heating bills in winter offset it. Water/sewer is modest. Groceries and gas track close to the national average; dining and services skew slightly above.
