Lakewood Ranch vs. Sarasota: Which Suits You?

By Andrea PalmerMay 20267 min read

Lakewood Ranch and Sarasota are the two questions I hear most from relocating buyers. They're close geographically but very different in feel — and choosing well comes down to lifestyle, not just price per square foot.

Lakewood Ranch: master-planned and family-forward

Lakewood Ranch is a 50-square-mile master-planned community spanning Manatee and Sarasota counties. Think wide boulevards, top-rated schools, manicured villages, and amenities built in from day one — golf, tennis, pickleball, parks, and Waterside Place for dining and weekend markets.

Most homes here are 2005 or newer. You'll find everything from villa-style maintenance-free living to gated estate homes. The trade-off: you're 20–30 minutes from the beach and the downtown Sarasota arts scene.

Sarasota: cultural, coastal, and walkable

Sarasota proper offers historic charm, an internationally recognized arts scene, walkable downtown neighborhoods like Burns Court and Laurel Park, and quick access to Lido and Siesta Key beaches.

Housing skews older and more eclectic — bungalows, mid-century ranches, downtown condos, and waterfront estates. Lot sizes are smaller and HOA structures vary widely.

How I help buyers decide

Families with school-age kids and buyers who want newer construction and resort amenities almost always lean Lakewood Ranch. Empty nesters, second-home buyers, and culture-driven retirees usually love Sarasota.

We tour both — that's the fastest way to feel the difference. By the second day most buyers know which one is home.
