Median home price sits around $625K in 2025 across 50+ distinct villages. A-rated schools, resort amenities built into the plan, and a 30–40 minute drive inland from the Gulf beaches. That inland position is a feature, not a bug — it means lower flood risk and dramatically lower insurance than the coast.
The trade-off: you'll drive to the sand. If beach mornings are part of your daily rhythm, this may not be the fit.

You're 15 minutes to Siesta Key from most of the city. That combination — walkable urban core, top schools, immediate beach access, softening prices — is why Sarasota keeps drawing remote workers and retirees who want more than a golf-cart lifestyle.

Best beach access and social energy on the coast. Trade-off: tourist season traffic and the highest insurance costs of the three.
Privacy, luxury, and quiet. Minimal public beach access — you'll want deeded beach rights or a walk-over from your building.

Bradenton & Parrish — where your dollar goes furthest
Manatee County median sits around $475–491K, but Parrish is where relocating buyers find new construction starting under $400K. It's the region's best value story for families, first-time buyers, and remote workers who prioritize square footage and a new build over proximity to the beach.
You'll trade 15–20 minutes of drive time for a home that would cost $150K+ more in a comparable Lakewood Ranch village. For many buyers, that math is easy.
Before you buy — practical tips
Get an insurance quote in writing before you fall in love with any specific property. Two homes on the same street can have $4,000/year insurance gaps based on roof age, build year, and flood zone.
Check the FEMA flood zone. Maps were updated in 2025 and some previously low-risk properties moved into higher-cost zones. It's free and it takes a minute.
Weigh new construction vs resale honestly. New homes offer warranty, lower insurance, and modern floor plans. Resales in established Sarasota neighborhoods often offer better location and mature landscaping — and, right now, better pricing.
Take advantage of current market conditions. Inventory is at its highest level since 2014, average days on market has stretched to 45–90+ days, and buyers have real negotiating leverage. That won't last forever.
Visit during different seasons if you can. February in Sarasota and August in Sarasota are two different experiences — plan for both.
