New construction buyers get blindsided by this more than anything else. Here's the plain-language version.

CDD Fees

A Community Development District (CDD) is a bond that funds infrastructure — roads, utilities, amenities — in newer communities. It is repaid over 15–30 years as a line item on your annual property tax bill, separate from HOA dues.

HOA Fees

HOA dues cover ongoing maintenance, amenities, landscaping, and common-area upkeep in a community. They are paid separately from your mortgage and property taxes and vary widely by neighborhood.

Bottom line: CDD fees are often what makes new construction property tax bills look much higher than resale homes. Always ask for the CDD payoff amount and HOA fee schedule before making an offer so you can compare the true monthly cost of any home.

Steps to establish Florida residency

  • Spend more than 183 days per year in Florida
  • Obtain a Florida driver's license
  • Register to vote in Florida
  • Register vehicles in Florida
  • File a Declaration of Domicile with the county clerk
  • Change your primary mailing address and bank statements to your Florida address
